Frequently Asked Questions (FAQs)

Answers to the questions buyers ask most about purchasing land in Baldwin and Mobile County, from what to check before buying a manufactured home lot to how owner financing works and what as is, where is means on a foreclosure property.

What types of properties does Power Real Estate specialize in?

We specialize in land sales throughout Baldwin County and Mobile County, including residential lots, acreage, manufactured home lots, recreational land and select waterfront properties. We also market foreclosure and repossession opportunities when available.

In addition to selling properties and communities developed by our company, we represent individual property owners who want to list and sell their land.

Where does Power Real Estate sell land?

Our primary service areas are Baldwin County and Mobile County, Alabama. We help buyers explore properties in and around communities such as Fairhope, Foley, Silverhill, Semmes, Theodore, West Mobile and other nearby areas.

Because land inventory changes regularly, we encourage buyers to contact us with their preferred location, budget and plans for the property.

Do you offer land for manufactured or mobile homes?

Yes. We frequently work with buyers looking for lots suitable for manufactured or mobile homes. Available options may include individual rural parcels, cleared residential lots and lots located within manufactured home communities.

Not every property permits a manufactured home. Zoning, deed restrictions, community covenants and requirements concerning the home’s age, size or design can vary. We will help you identify properties that may fit your intended use and explain the available property information.

What should I check before purchasing a manufactured home lot?

Before purchasing land for a manufactured home, it is important to confirm that your intended home is permitted on the property. Buyers should also investigate:

  • Zoning and deed restrictions
  • Road frontage and legal access
  • Water, power and other utility availability
  • Septic or sewer requirements
  • Flood zones and drainage
  • Property boundaries and survey information
  • Clearing, grading and site-preparation needs

Each parcel is different. Appropriate inspections, surveys and professional evaluations can help you understand the property before completing your purchase.

Does Power Real Estate offer owner financing?

Owner financing is available on many Power Real Estate properties. Instead of obtaining the entire purchase amount through a traditional bank, an approved buyer makes an agreed-upon down payment and pays the remaining balance according to the terms of the financing agreement.

Availability and terms vary by property. Owner financing is not automatically offered on every listing, including properties listed by other owners.

How much do I need for a down payment, and will you check my credit?

Some of our owner-financed properties are offered with a low down payment, low closing costs and manageable monthly payments. However, the exact down payment, interest rate, payment schedule and other terms depend on the individual property and transaction.

A credit check may be required, particularly when a property includes improvements such as a home. Contact our team to discuss the down payment, monthly payment, financing terms and any credit-check requirements for the property you are considering.

Does Power Real Estate sell foreclosures and repossessed properties?

Yes. We regularly market foreclosure and repossession opportunities, but the available inventory can change quickly.

Some properties may be vacant land, while others may include improvements such as a manufactured home, septic system, fencing or previously cleared areas. The presence and condition of any improvements must be verified for the individual property.

What does “as is, where is” mean when buying a foreclosure?

Power Real Estate’s foreclosure properties are generally sold “as is, where is,” without warranties concerning their condition. This means the buyer is responsible for evaluating the land, structures, systems and other improvements before purchasing.

Buyers should complete appropriate due diligence, which may include reviewing title information, obtaining a survey, inspecting improvements and confirming zoning, utilities, access and permitted uses. Buyers may also wish to consult qualified legal, financial or property-inspection professionals.
